At the auction, there was a 2% discount for those who could close within 15 business days. 15 business days after the auction was conveniently a Sunday and so that turned into the Friday before that weekend. And up -- you guessed it. That was this past Friday.
All of my paper work and forms were in order when I get an email Thursday that started to make me nervous. So because the building is a major renovation project, it is FHA eligible. Basically FHA loans are through the government and therefore you can close with only 3.5% down. Apparently it also means that I have to move in within 30 days of closing. Since I'm buying the place with a standing lease that ends on August 31st, I wouldn't be able to move in until more than 30 days after I close.
While they pushed the date back, my loan officer, the loan company, title company and lawyer all worked to get me an exception after I wrote a formal letter indicating that I'd be moving in immediately after the tenants vacate.
I scheduled my walk through this morning to ensure that all of the appliances, doors, and structures were in shape. The tenants seem really sweet and indicated that with their 7 week old baby, they had bought a house in Edison, NJ. Lol we basically switched places :-)
Afterwards, I sent an email to the loan company, title company, and lawyers that I would be ready to close. While I'm slated for 4pm on Tuesday, I still haven't received a confirmation or a final figure that I need to bring for closing. Wtf. I'm really peeved because I would have like to have had the certified check situation in order by the time I get to the office tomorrow morning.
And to add to everything on top of that, work has been crazy. With end of quarter reports and compensation numbers to gather, I also have a new analyst to train. Today was also the Columbia Club Young Alumni Committee meeting tonight so I'm currently on the train heading home -- aiming to get home at 11:10pm. And cherry on top? Our old managing director has decided to have a breakfast catch-up session... At 7:30am. What does that mean for me? I'm going to take the 6:20am train to get to the office at 7:40am. Which means I'll be getting up at 5:45am and out the door by 6:05am. I get to be home for 7 hours. Ew. I really can't wait to move into my new place!!
